Working in collaboration with partners to deliver impactful developments is something that Hargreaves has done with great success for many years.

A perfect example is a joint venture between Hargreaves and Waystone which is currently bringing new jobs and homes to South Yorkshire.

Unity is a 618-acre regeneration scheme where a landmark new distribution centre is currently under construction and two new roadside amenities have just opened their doors.

Positioned directly off Junction 5 of the M18/M180 motorway interchange, Unity is one of the largest regeneration schemes in the country, bringing forward over 3,000 new homes alongside up to 2 million sq ft of industrial and commercial space, a new local centre and community facilities. The scheme sits within the South Yorkshire Investment Zone, backed by City of Doncaster Council, the South Yorkshire Mayoral Combined Authority and Homes England.

The centrepiece of activity at Unity Connect is a new distribution centre for TJ Morris, trading as Home Bargains. The fully automated, circa 1 million sq ft facility, will feature a 43-metre-high bay and cold storage areas to support TJ Morris’ expansion plans.

On completion the building will service more than 300 Home Bargains stores nationwide. The project is set to create 1,000 new jobs for South Yorkshire.

Construction of a Home Bargains live store and regional staff training centre is also underway with completion expected to take place in time for the Christmas 2026 trading period.

During Summer 2026, Vac-Ex Limited are set to take occupation of Doncaster 191, a new 191,000 sq ft industrial unit. Its arrival marks the first advanced manufacturing occupier at Unity and supports the company's expansion of its existing operations.

Unity has also welcomed its first roadside occupiers, with a new McDonald’s restaurant and Starbucks drive-thru both now open on site. The 4,500 sq ft McDonald’s has brought full and part-time jobs to the area, while the neighbouring 1,840 sq ft Starbucks drive-thru, complete with EV charging points, gives employees, visitors and local residents a new everyday destination at the heart of the scheme.

Unity is fast becoming one of the most significant regeneration success stories in the region. Seeing TJ Morris on site alongside the arrival of Starbucks and McDonald’s shows real momentum building across the scheme. Each new occupier brings jobs and investment into South Yorkshire and there is much more to come in the years ahead.

Unity is also home to a dedicated Employment Academy, funded by Waystone Hargreaves Land and delivered in partnership with Business Doncaster, supporting local recruitment, training and access to the growing number of employment opportunities coming forward across the scheme.
